Latest Trends in Dubai's Rental Market

According to the Q3 2026 (July–September) market report released by leading global real estate services firm Savills, apartment rental prices in Dubai's prime residential areas have softened significantly year-on-year.

While Dubai's real estate market has experienced strong, sustained growth, signs of price correction are beginning to emerge, particularly across several popular districts.

Double-Digit Rental Declines in Prime Areas

The report highlights pronounced year-on-year declines in rents across iconic residential communities in Dubai.

Key apartment locations that saw substantial drops include:

  • Dubai Marina: Down 12.8% YoY
  • Business Bay: Down 12.2% YoY
  • Jumeirah Village Circle (JVC): Down 10.4% YoY

Other areas also recorded declines compared to the same period last year, including Al Furjan (down 7.5%), DIFC (down 7.3%), Majan (down 5.1%), and Discovery Gardens (down 4.3%).

Villa and Townhouse Segment Enters Correction Phase

The downward price pressure is not limited to apartments; the villa and townhouse segment is experiencing a similar trend:

  • Arabian Ranches 3: Down 15.0% YoY
  • Damac Lagoons: Down 13.4% YoY

Savills noted that downward pressure on rents on an annualized basis continues to persist across these landed communities.

Leasing Activity Remains Resilient with a Surge in New Contracts

Despite the dip in rental values, leasing transaction volumes remain robust.

Total rental transactions in Q3 2026 reached 181,900, marking a 16% increase compared to the previous quarter (156,200 transactions). This performance aligns closely with the strong level of 180,600 transactions recorded in Q3 2025.

Furthermore, the share of "new contracts" rose from 36% in the previous quarter to 44%. Demand for new leases was particularly notable in Business Bay, JVC, Jumeirah Village Triangle, and Downtown Dubai. This suggests an influx of new residents and relocations, as tenants capitalize on lower rental rates.

Sales Market Shifts from "Off-Plan" to "Ready" Properties

A noteworthy shift is also unfolding in the residential sales market.

Residential sales volume in Q3 2026 stood at 34,500 transactions, a 4% dip quarter-on-quarter (QoQ) and a 38% decrease YoY. The total transaction value was AED 70.8 billion, dropping 14% from AED 82.6 billion in the previous quarter.

The primary driver behind this decline is softening demand for off-plan properties (under-development units). While off-plan transaction value fell sharply from AED 61.3 billion to AED 45.7 billion, ready property transactions rose from AED 21.3 billion to AED 25.1 billion.

This highlights a clear rotation in market preference from properties under construction to ready-to-move-in or immediately income-generating units.

Substantial Deceleration in New Supply

Project launches by developers have also moderated significantly:

  • New residential units launched in Q3 2026: Approx. 5,000 units
  • Cumulative launches from January to September 2026: Approx. 50,000 units (a decrease of about 64% from 137,300 units in the same period last year)

This sharp reduction in the pace of launches is expected to mitigate short-term oversupply risks.

Market Outlook: A "Rebalancing" Rather Than a Sharp Reversal

Rachel Kennerley, Research Director at Savills, commented on the current state of Dubai's property market: "Rather than a crash or sharp reversal, the market is entering a phase of 'rebalancing' where equilibrium is being restored."

Curtailed launches and phased handovers will help preserve the near-term supply-demand balance. However, with over 525,000 units scheduled for delivery between 2027 and 2030, sustained population and household growth will be critical factors in maintaining long-term market stability.
