Dubai Rental Market Shows Signs of a Shift: Rents Drop in Key Areas, Expanding Options and Bargaining Power for Tenants
Rents across many areas in Dubai's residential rental market are showing a downward trend. According to data released by the real estate platform Property Finder, median asking rents decreased year-on-year across most major residential communities between Q3 2025 and Q3 2026.
An increase in the number of rental listings on the market has expanded choices for tenants, creating an environment that gives them greater bargaining power.
Apartment Rents Decline Across Most Prime Areas
Out of the 10 major Dubai areas analyzed in the study, 9 recorded a year-on-year decline in median apartment rents.
The key areas where rent drops were observed include:
- Downtown Dubai
- Dubai Marina
- Business Bay
- Jumeirah Village Circle (JVC)
- Arjan
- Dubai Creek Harbour
- Mohammed Bin Rashid City (MBR City)
- Meydan
- Palm Jumeirah
Among the surveyed areas, only Dubai Hills Estate saw no price fluctuations, maintaining flat rents throughout the same period.
Popular Areas Seeing the Sharpest Declines
Within the apartment segment, central and prominent areas registered particularly steep decreases:
- Downtown Dubai: Down 21.7% YoY
- Dubai Marina: Down 16.1% YoY
In Downtown Dubai, rent declines were seen across all bedroom types rather than being limited to specific layouts, indicating a market-wide recalibration of pricing rather than just an influx of smaller, lower-priced units.
Increased Supply Behind the Rent Reductions
A primary factor contributing to softer rental rates is the rapid expansion of housing supply entering the rental market.
As of September 2026, the daily average volume of rental apartment listings on Property Finder surged by 55.1% compared to September 2025. In contrast, tenant inquiries rose by just 15.4%.
Consequently, the average number of inquiries per listing fell by 23% year-on-year, intensifying competition among landlords.
Resilient Demand for Affordable Housing
In terms of demand patterns, interest remains heavily concentrated in compact and affordable homes.
- Apartments: In 7 out of 10 areas, studio and one-bedroom units generated the highest number of inquiries. For example, in Business Bay, one-bedroom units made up 48.7% of all inquiries, despite accounting for 43.1% of total listings.
- Villas: In 8 out of 10 areas, inquiries were concentrated on three- and four-bedroom properties.
Rental Trajectory and Future Outlook
Median asking rents for Dubai apartments peaked at AED 135,000 in December 2025. They gradually declined through the first half of 2026, dipping to AED 100,000 in June.
However, rents edged up slightly to AED 105,000 in September 2026, accompanied by an improvement in inquiries per listing, showing early signs that the market may be bottoming out and moving toward stabilization.
The villa market displayed a similar overall pattern, with rents falling in 8 out of 10 areas, although the pace of decline was more moderate than that of apartments. An exception was Al Furjan, where overall rents rose by 15.15%, driven by an increased supply of larger five-bedroom villas.
Summary: Key Takeaways for Tenants and Landlords
Dubai's rental market is currently entering a phase that favors tenants.
- For Tenants: This marks an opportune time to compare multiple alternatives and negotiate more favorable rental rates and lease terms.
- For Landlords: With abundant options available on the market, merely cutting prices may not suffice; maintaining properties in prime condition, utilizing high-quality listing photos, and responding promptly to inquiries will be essential to securing tenants.
